Challenge: Our client was exiting a commercial lease and had been served a schedule of dilapidations by their Landlord. Cardoe Martin were instructed to review the claim and advise on any means to reduce the claim or opportunities to negotiate.

Solution: Working closely with the property managers, we were able to advise on easy opportunities to address items within the claim at minimal cost, offering significant initial savings off the claim. Following the end of the lease, we negotiated with the landlords surveyors and achieved a large further saving of the items claimed and reached a swift settlement agreement which successfully discharged all of our clients liability.

Michael McAleer – Senior Building Surveyor

Michael McAleer joined Cardoe Martin as a Senior Building Surveyor in March 2019 to work alongside Craig, Alan and Liam in our Residential Surveying team.

His extensive previous career includes working at Pellings and at A2 Dominion where he worked for 17 years as a critical part of their Building Surveying delivery team.

Specialising in management of cyclical maintenance works, reactive maintenance, technical advice for Licences to Alter, and defect investigation and remedy, Michael brings a wealth of experience and expertise to our Residential Surveying team.

Michael continues to deliver complex work with skill and diligence. Always aiming to provide excellent advice to clients on complex defects at properties and advise on maintenance strategies.
