Challenge: The property had been completed in 2015, as a conversion of a 1970’s office building remodelled to provide luxury apartments. The management of the property were keen to understand what maintenance activities were recommended to preserve the pristine condition of a new building, as well as implement the recommendations for maintenance needed to comply with the new build and systems warranties for the construction, which can be voided if inappropriate maintenance or lack of inspection or servicing is undertaken.
Solution: Working with one of our specialist M&E Partners, Cardoe Martin were able to review the detailed building construction information to understand the construction and warranties on various building elements, as well as establish which elements were the responsibility of the Landlord for inclusion in the recommendations for planned preventive maintenance activities. In conjunction with our inspection of the property, we were able to advise within our reporting on appropriate cyclical maintenance, as well as the necessary activities required to uphold the integrity of warranties.
