Project Break Down

Challenge: The client, a Managing Agent, was appointed to manage a recently refurbished residential apartment block which was formally 19th century Grade II listed hospital. Isolated leaks were detected to various parts of the pitched and flat roof sections. The managing agent approached the developer who refused the carry out the works as they were past the defect’s liability period.

Cardoe Martin Ltd was instructed to assess the roof condition and cause of the premature failure. It was noted that the structural timber deck supporting the fibre glass roof was incorrect in material and thickness. It was further observed that the fibre glass finish was incorrectly applied and the finishing coat failed causing pin hole apertures resulting in water ingress.

A detailed report was formed which included sketch plan and photographs highlighting the condition, cause and recommendations for repair.

Solution: The report was issued to the client who used the report to negotiate with the developer to repair the defect rather than peruse an insurance claim. Cardoe Martin was further instructed to act on behalf of the client to meet the developer and discuss the findings on site which included carrying out opening up works to prove the results of the report. The report together with the meeting resulted in the developer carrying out the works which involved replacing the entire flat roof sections and issuing a warranty on the work.
