Residential surveys with reputable RICS Surveyors

Residential surveys comprise a large part of the services that we deliver to our clients. Undertaken mainly in London and the south east we have experience of a wide range of domestic properties including: small studio flats, detached suburban residences, luxury properties, and entire country estates.

Instructing reputable RICS surveyors to undertake a property survey, prior to entering into any legally binding agreement, is always advisable. This is particularly so for any individual or company prior to purchase or lease assignment as it will clearly state the condition of the building at that time and can be used as a point of reference in the future.

A residential structural survey will form the basis of the heads of terms that both parties are legally contracted to. By identifying defects or non-compliance of legislation, they can be used to suggest remedial repairs and planned maintenance programmes to maximise the viability of a property and prevent costly and protracted disagreements at a later time.

We know from previous feedback, that as a result of instructing Cardoe Martin to carry out a full structural survey on their properties, our clients have been able to negotiate with vendors and landlords with greater confidence and understanding of any risks involved. By utilising our expert advice, it has enabled them to maximise the value of their property.

FREQUENTLY ASKED QUESTIONS

What is included in a building survey?

This is a comprehensive report of all visible and accessible areas including:

  • A detailed description of the building including decorative condition
  • Defects and advice of remedial repairs
  • Maintenance suggestions
  • Required specialist investigations
How much does a building survey cost?

Cardoe Martin only offers full buildings surveys, and costs range dependant on the size of the property, location and other factors such as listed status, historical features and any specific concerns you may want to look into. It is always advisable to allow for a house survey cost, or a structural survey cost, in any financial projections as they will identify structural problems or serious issues such as subsidence or damp.

Do I need a survey on a new build?

Most new-build properties will have a 10 year NHBC guarantee, however it may be prudent to have a snagging survey carried out to check for decorative issues.

How long does a full building survey take?

This can take from between one and a half hours to over four hours depending on the size and condition of the property.
