Challenge: Our client had recently obtained instructions to manage the block on behalf of the Landlord. It was apparent quickly that there was a backlog in maintenance activity, and little forward planning in place to help in assessing the buildings future maintenance requirements and for collection of the service charge funds to financially prepare for major costs. Having been converted from historic commercial use to residential apartments preserving a building of historical interest, an assessment of condition, as well as advice which took into account the specialist treatment a listed building requires was essential.

Solution: Cardoe Martin were able to coordinate with a specialist M&E consultant to undertake a full assessment of the building fabric and M&E for which the Landlord is responsible for, and in conjunction with a review of the lease conditions for repairing responsibility, provide a condition report and costed schedule for all preventative and cyclical maintenance activities recommended for the coming 15 year period. As part of this, we were able to identify a number of ‘live’ issues found during our inspection, and raised these to the building manager for reactive repair, and flag potentially significant issues requiring further investigation in order to monitor, discuss solutions, and address before progressive deterioration occurs, which may lead to higher costs in resolving later. Our knowledge of traditional construction and experience in overseeing maintenance projects on listed buildings enabled us to ensure the correct level of attention and means of maintenance were included in our recommendations.
