Challenge: Our client was in the process of taking a lease for a large warehouse premises and wanted to protect their lease end liability through appending a schedule of condition to their new lease. The existing tenant was unable to provide access for more than one day, meaning we had a limited time frame to complete our inspection.
Solution: Cardoe Martin sent a team to the property to conduct a full inspection of all areas of the interior, exterior, land and boundaries to create a through record of the present condition of the demised property. Within this we were able to identify all visible defects, and clearly reference photographs taken within a written schedule for comparison when assessing the condition in the future.
