Project Break Down

Challenge: Our client was seeking to undertake development of an existing terraced commercial property.  The site was landlocked and was located on the site of Henry VIII’s former boathouse.  The proposed development works included the forming of additional storey to the property at roof level and the design incorporated an internal steel framework to distribute to the load.

Solution: Cardoe Martin acted as Party Wall Surveyor for the Building Owner, and undertook inspections and issued all Notices to relevant adjoining properties.  Due to the complexity of the site and below ground conditions continued liaison was required with engineers in order to agree the manner in which the works were to be undertaken, prior to Awards being entered into with Adjoining Owners.  Once works are underway it became apparent that a neighbouring modern mixed use development had not been constructed in line with as-built drawings; Cardoe Martin assisted in addressing the issue of trespass to the Building owner’s property and ensured that works were undertaken in order for this issue to be addressed.
