Challenge: Our client was seeking to acquire a property near to their current head offices which was marketed having been recently refurbished by the vendor. The client was keen to ensure that any survey inspection was made following the completion of the Landlords works so that the quality of the finish and materials could be assessed alongside the overall condition of the asset. In addition to a Building Survey, an Environmental Phase I Assessment for ground contamination risk was recommended being an industrial area, and a CCTV Survey of the below ground drainage carried out as part of the scope of services.

Solution: Cardoe Martin provided a tailored service to include a desktop review of the vendors refurbishment works which enabled our advice to cover the appraisal of the completed works needed by our client, as well as utilising our experience in contract administration and project management to provide advice on collateral warranties and third party rights which could be extended to them were they to purchase the property. We were also able to facilitate a ‘one stop shop’ for the client, using our network of specialist partners to undertake the Environmental reporting and the CCTV survey, and provide the client with the exact advice required to assist in deciding on whether to proceed with the investment.
